To winterize a concession trailer, drain and blow out every water line, protect the P-traps with propylene-glycol RV antifreeze, pull the battery at full charge, and clear the hood and grease trap. In NJ, NY, and PA, the deadline is the trailer's first unheated night below freezing — not the end of your selling season.
A concession trailer is a commercial kitchen bolted to a chassis, and the two halves fail differently over a Northeast winter. The kitchen loses to water and rodents; the chassis loses to road salt and flat spots. Neither announces itself — you find both in April, the week you meant to reopen.
Start with one question: is the trailer done for the year, or still working? Winterizing is triggered by the trailer sitting unheated, not by your selling season ending. A coffee trailer working December markets does not winterize in October.
If it will sit, work backward from your median first freeze. Half of all years the freeze comes earlier than the median, so finishing on that date loses the coin flip half the time. Two weeks ahead puts you near the 10% mark — dry before the freeze in about nine winters out of ten.

Research from the University of Illinois Building Research Council, widely reprinted by insurers, puts the alert threshold for exposed plumbing at 20°F (Building Research Council, via Heist Insurance). Incidents happen above it, depending on wind and exposure — and the official reading is taken five feet off the ground in a shielded box, while your water lines sit under the floor in an unheated bay.
The mechanism is the part most people have backwards. A pipe does not split at the ice plug. Water expands about 9% as it freezes, and once a plug forms, continued freezing drives pressure downstream, into the trapped column between the ice and a closed faucet. The split shows up where there is almost no ice — usually a PEX fitting nowhere near the coldest spot. That is why cracking a faucet open works, and why the only honest spring test is to pressurize and wait: if pressure is gone hours later with no faucet opened, you have a leak.
Every gallon left aboard is a liability: fresh tank, grey tank, pump, supply lines, water heater, three-compartment sink, hand sink, ice and beverage lines. Drain it all, blow the residue out with compressed air, then put antifreeze only where air cannot reach — the P-traps.
On air pressure, nobody agrees, and anyone who sounds certain is guessing. Keystone says never exceed 30 psi; Winnebago says 35–50; General RV says 40 — two of those are RV manufacturers contradicting each other. Work at 30 psi and never pass 50; the ceiling exists because pressure spikes damage PEX fittings, not the pipe (Keystone RV).
Automotive antifreeze is ethylene glycol and is poisonous. Every guide says that. The subtler trap: many products sold as "RV & Marine" are propylene glycol blended with ethanol — flammable, hard on seals, not considered safe for potable water systems (Camping World). On a unit feeding an ice machine and a three-compartment sink, that is the likelier mistake. Read the back label: ethanol-free propylene glycol.
Second, a burst rating is not a freeze point. A −50°F product slushes near +20°F but will not rupture a line until −50°F, so pink slush is normal (RV 101). Dilution is the enemy: antifreeze in lines that were never drained freezes sooner than either alone.
Tankless units advertise automatic freeze protection. Read the condition: it needs live 12V power and connected propane, and protects only to about 14°F. Every checklist, this one included, tells you to pull the battery and shut the gas — at which point the protection does not exist, and at least one manufacturer excludes freeze damage from coverage in that state (Fogatti). Bypass and drain it by hand.
Plenty of Northeast operators are. Pumpkin season runs into November and holiday markets into December. None of that means winterizing in October — it means the freeze date stops being a deadline and becomes a nightly condition.
Steady work is not the trap. Intermittent work is: a Saturday market, then the trailer sits until the following Saturday with a full fresh tank, full lines and a full water heater. Six unattended nights below freezing is worse exposure than a trailer properly drained in October, and it is where most shoulder-season operators actually are. Two approaches work:
Only the water system is on the freeze clock. Tires, battery, roof, pests and fire suppression all wait until you are genuinely done for the year. One thing gets worse if you keep towing: PennDOT alone laid down 446,991 tons of salt and 9.1 million gallons of brine in a season, anti-icing puts brine down before the storm, and liquid de-icers wick into connectors instead of bouncing off (PennDOT, AAA). Wash the undercarriage.
Cold does not kill batteries. Going into winter half-charged does. Trojan's published table is unambiguous: a flooded lead-acid battery at 40% charge freezes at +5°F; at 100% it freezes at −92°F (Trojan Battery). Cold actually slows self-discharge. Charge it full, disconnect it, top it up every three months. Lithium's rule is about charging, not storing: LiFePO4 discharges fine below freezing but must not be charged under 32°F, which plates lithium on the anode and permanently costs capacity (REDARC). Solar charging an unheated trailer in January is where that bites.
Propane does not freeze — it boils at −44°F. Cold cuts vaporization rate, an operating problem rather than a storage one. The storage issue is regulatory: a parked trailer with cylinders aboard is a propane storage location under your fire code. Close the valves, fit transport plugs, store cylinders upright and outdoors, never in a garage (NC Dept. of Agriculture, citing NFPA 58). Soapy water on every joint in spring, never a flame.
On a generator, the deciding variable is stabilizer, not tank level — Generac allows stabilized fuel left in or a tank drained and run dry, and says change the oil before storage (Generac). The "fill it against condensation" rule is not what the manufacturers say.
Goodyear's storage bulletin gives the useful rules: get the weight off the tires or move the trailer every three months, and cover it with something opaque and waterproof that has vent openings — a sealed tarp traps the moisture it was meant to exclude (Goodyear PSB2015-23). Expect to lose about 2 psi per 10°F on the 80–110 psi tires trailers run.
There is no published snow-load rating for a concession trailer roof, and the trailer industry's manufacturing guidelines do not address roof loading at all. You cannot look up a number, so you clear the roof or cover it. What snow weighs is documented: dry snow about 3 lb/ft² per foot of depth, wet snow 21, ice 57 (PNNL). A BBQ trailer with an open porch collects snow the enclosure does not.
Fire suppression does not go dormant because you did. NFPA 96 requires semiannual service and semiannual hood and duct cleaning, with metal fusible links replaced at least every six months (Minnesota Dept. of Health, citing NFPA 96). A trailer parked November to April reaches spring with an expired tag and a hood that has held grease for six months. Book it during the off-season, when a technician can get to you.
Pull the fryer oil, clean the hood and grease trap, wash out refrigeration and leave the doors propped. Then rodents, which in a food unit are not a nuisance problem but a permit problem: live rodents, rodents in traps, or numerous fresh droppings in a food area constitute an imminent health hazard, and an officer can suspend the permit and close the unit (Orange County Health Care Agency). That does not cost you a cleanup. It costs you opening weekend.
Which is where the common instinct goes wrong. Sealing the trailer tight stops no rodents — they come through utility penetrations, not the door — and it creates the exact condition the EPA warns about: keep relative humidity below 60%, and ventilate rather than seal (EPA). Desiccant and a cracked vent under a vented cover beat a sealed greasy box.
Where it sits is a municipal question — New York City requires permitted units at an approved commissary when not in use (NYC DOHMH). Paid storage runs roughly $75–$150 a month outdoors, $150–$400 indoors nationally (HomeGuide) — industry research figures, not Eastcoast Concessions pricing. Against the cost of a custom concession trailer, four covered months is cheap.
This is what RV guides cannot tell you, because it is food law. FDA Food Code §5-304.11 requires that a water tank, pump, and hoses be flushed and sanitized before being placed in service after periods of nonuse (FDA Food Code 2022, Ch. 5). A seasonal shutdown is a period of nonuse, so spring sanitizing is not best practice — it is what your inspector is working from.
The working ratio is a quarter cup of household bleach per 15 gallons of tank capacity, near 50 ppm free chlorine; sources split on dwell time, four hours to twelve. Flush until no fixture smells of bleach, take the heater out of bypass before firing it, replace the filter.
Licensing runs its own clock, and it differs by state:
None of this appears in an RV checklist: RVs have no Food Code, no hood, no grease trap, no NFPA 96 clock and no permit to lose. Call your health officer in February, not April. And water lines routed inside the insulated envelope rather than under the floor are the single biggest factor in how bad this job is — worth asking while shopping for a food trailer, and worth checking in what to inspect on a used food trailer.
Only if you accept that the plan fails the moment power does, which in an ice storm is exactly when you need it. Heat is reasonable for a unit you are actively working out of. For a trailer sitting November to April, drain it.
That is the riskiest pattern there is: the trailer sits loaded with water, unattended, between gigs. Either drain the water system after every event and fill on site, or keep the plumbing heated. Do not leave it full and hope the cold snap holds off.
During the off-season. NFPA 96's semiannual clock runs whether you are open or not, and a technician has more availability in January than in May. Book it in the dark months and you reopen with a current tag instead of chasing one.
Not universally, but there is a good argument for it. A parked trailer with cylinders aboard is a propane storage location under local fire code, subject to setbacks from buildings and ignition sources. Close the valves and fit transport plugs at minimum; if it sits near a building, take them off and store them upright outdoors.
